Virtual staging cost in 2026 comes down to who does the work. For a typical five-photo listing, AI software runs about $12 to $50. AI with a human finish costs about $99, and a human design service $96 to $328.
Teams listing 10 homes a month pay less per photo. On AI plans billed yearly, that’s about $0.38 to $1.58 a photo.
We checked the pricing pages of 29 services, plus the Fiverr marketplace. Nearly every cost guide we found came from a staging vendor. This one does too: we make TINTY. So our prices sit in the same table as everyone else’s, under the same rules (TINTY’s virtual staging pricing).
What virtual staging for real estate costs you also depends on your photo count and on the smallest purchase a vendor allows.

How much does virtual staging cost? The short answer
With AI software, virtual staging costs under $1 to about $5 a photo. The low end assumes you use a whole plan. AI with a human finish runs $7.45 to $9.90. Human design services charge $14.40 to $70, though most charge $23 to $39 for one photo. For one listing, the smallest purchase usually decides the bill.

Staging one listing this week? Our take, for five photos:
- Under $50: an AI plan or pack, if you’ll check every image yourself. Cancel a monthly plan when you’re done.
- About $32 to $38: mix tiers. A designer stages the lead photo for $23 or $24, and AI does the other four for $9 to $14.
- About $99: AI with a human finish, from virtualstaging.ai’s done-for-you package. Five designer photos cost $96 at VirtualStaging.com if its multi-room rate applies.
- $115 and up: most design services stage all five, with revisions, in 24 to 48 hours.
What does virtual staging cost for a whole listing? The tier you pick moves the price more than the vendor does. For five photos, it’s $25 at the AI median against $172.50 at the human median, about 7 times more.
The cost of virtual staging still looks small next to physical staging. NAR’s 2025 staging survey puts the physical staging median at $1,500 with a staging service and $500 when the agent stages. Both figures are agent-reported.
Virtual staging cost per photo: what AI, hybrid and human prices buy
The virtual staging price per photo runs from under $1 with AI software to $70 at a premium design studio. Who does the work explains most of that range. Software takes seconds; a designer takes hours, and you pay for them.
How much does AI staging cost?
Across the 16 AI tools in our table, AI staging costs $0.13 to $5.00 a photo. The low end needs a big plan: $0.13 buys one generation on REimagineHome’s $119-a-month Agency plan. The $5.00 is a finished photo from Edensign’s 10-photo pay-per-use pack.
On the smallest plans billed monthly, the range is $0.33 to $4.17 a photo, and most entry plans cost $12 to $36 a month.
Watch the “from” price. Collov headlines $19 a month, but that’s its yearly-plan rate. Month to month, it’s $27.
A credit isn’t always a finished photo. Some tools charge a credit for every retry.
Renders take seconds to a few minutes, by vendors’ own claims, and nobody checks them but you.
AI plus a human finish: $7.45-$9.90 a photo

- virtualstaging.ai done-for-you: $99 for up to 10 photos or $149 for up to 20, in 24 hours. That’s $9.90 or $7.45 a photo if you fill the package, but $19.80 each for five.
- Collov’s human-assisted multi-angle staging: 20 credits an image, minimum 3, within 3 business days, per Collov’s app. That’s about $4.83-$7.53 an image, but it needs the $99-a-month Premium plan or higher, so it’s outside the band.
Whether a room needs a human finish is a quality question, not a price one.
Human design services: $14.40-$70 a photo
Most single-photo prices sit between $23 and $39, and premium studios charge $49 to $70. Volume rates drop to $16 at Styldod (8+ photos) and $14.40 on a 20-photo VirtualStaging.com order. Each vendor’s price is in the table below.
The extra money buys a designer and a revision window: 15 days at VirtualStaging.com, two weeks at Bella. Delivery runs 24 to 48 hours.
DIY editors and freelancers
With a DIY editor, you place the furniture yourself. Apply Design charges $7-$15 a photo in coins, and VisualStager $6.99-$16.50.
Fiverr lists 1,285 virtual staging services. The cheapest packages on page one ran $5 to $145, with a median of $5. Fiverr’s buyer fee adds 5.5% plus $3.50 on orders under $200, so one $5 photo costs $8.78.
Buying through your listing photographer
We read the price lists of 12 US photography businesses that publish a staging price. Single-photo prices run $15 to $129, with a median of about $35, and “from” prices are floors. The draw, as we see it, is one invoice and one person to call.

Every vendor name links to its own pricing page. Vendors charge per photo, by monthly quota, by credit, by one-time pack or per property. We show monthly billing first and the yearly rate in brackets. We compare prices here, not which virtual staging software looks best.

Pages disagree. We quote the pricing page and flag conflicts. Collov: unlimited regeneration vs 1 credit per generation. REimagineHome: $14-$99 vs $19-$119. RoomStage: image counts and trial terms. Luxury Staging Pro: add-on prices. VirtualStaging.com: $19.20 vs $14.40 bulk. Stageflow’s page code shows an “invite-only” message.
Shared owners. virtualstaging.ai calls itself a VirtualStaging.com company, and roOomy lists both as family. Zillow owns Virtual Staging AI, and VRX Staging says it’s part of Zillow Media Experts.
Not listed: Stager AI, whose prices never loaded for us, and Upwork, whose pages blocked us.
How much does it cost to virtually stage a house?
For a 3- to 8-photo listing, virtually staging a house costs about $9 to $50 with AI. AI plus a human finish costs about $99, and a human service $57.60 to $505. Photo count sets the bill, and the smallest plan or order sets the floor.
NAR’s 2025 staging survey, which covers all staging, can help you pick rooms. Buyers’ agents ranked the living room first (37%), then the primary bedroom (34%) and kitchen (23%).
One firm, Virtually Staging Properties, says its orders average 4 to 5 staged photos. We’d plan on 3 to 8, starting with the rooms buyers care about most. The cost to virtually stage a home starts with that count.
Virtual staging cost per room vs per photo
Almost everyone bills per photo, not per room. So a room costs the per-photo rate times the angles you stage. VRX Staging’s FAQ says so outright: “$29/per photo, not per room.” At $24 a photo, two angles of an open-plan living room cost $48.

Matching furniture across angles can cost extra. Stageflow charges a credit per new angle, and Collov keeps multi-angle staging for higher plans. TINTY doesn’t match furniture across angles yet.
How much does virtual home staging cost? Three example budgets
Our three sample listings are illustrative, not real clients:
- Condo, 3 photos: living room, primary bedroom, dining.
- 3-bed, 5 photos: adds a second living-room angle and a second bedroom.
- Vacant 4-bed, 8 photos: adds the kitchen, an office and one more bedroom.

*TINTY’s figures come with limits. It has no kitchen room type, so its 8-photo figure leaves the kitchen out, and it doesn’t match furniture across a second angle.

The AI row barely moves: three photos or eight, you buy one plan or pack. And a plan’s per-photo price assumes you use every photo. Five photos on a 6-photo plan cost $5.00 each, not $4.17.
What a year of listings costs
Over a year, the billing model moves your bill more than the per-photo rate. Say you list 6 homes a year, 5 photos each. Paying monthly only in listing months beats yearly billing: $150 against $192 on Virtual Staging AI’s Basic plan.

TINTY’s Professional plan sits near the top: $948 monthly, $790 yearly. Only Collov can cost more, and only if each retry uses a credit. At 50 photos a month, someone still checks every image.

You can price any vendor in the table with the same math we used above.

Each example below is a vacant 3-bed with 5 photos. We picked these vendors to show the math, not to recommend them.
Example 1: AI credits with paid retries.
REimagineHome’s Essential plan costs $19 for 30 credits, and each run uses one. At 4 tries, 5 photos use 20 credits, about $12.67 worth. You still pay the full $19, or $3.80 per photo used.
Example 2: Human service with a rush.
Styldod charges 5 × $23 = $115. A 24-hour rush adds $6 a photo, or $30 more, and no minimum applies. You pay $145, or $29 a photo.

Yearly billing pays off only if you'd otherwise pay monthly for at least
(yearly price ÷ monthly price) months
M is easy to miss. A $25 plan is a $25 bill, even for one photo. At volume, the per-photo rate and paid retries decide the bill.

Check what your MLS lets you change before paying for renovation or exterior edits.
Some fine print works in your favor. AI HomeDesign’s yearly plans and Lift My Place plan credits roll over, and so do up to a month’s photos at Roomagen and TINTY. StageHQ, Lift My Place and Roomagen packs never expire.
Retries are the cost no pricing page shows, so compare the real cost per usable staged photo, not the price per credit. The only data on tries comes from vendors: REimagineHome says most rooms take 2 to 4 generations. We haven’t found independent numbers, and we won’t invent them.
4 ways to spend less on virtual staging
- Size the purchase to the photos you’ll stage. Roomagen’s $12 plan covers 30 images. Use 5, and each one costs $2.40, not $0.40.
- Match billing to how often you list. Stay monthly and cancel in slow months. Go yearly only past break-even, about 6.5 to 10.8 months on the entry plans in our table. Listing irregularly? Look at pay-per-photo and no-subscription options.
- Test on a free photo first. VirtualStaging.com and Styldod stage your first photo free. Most AI tools give a few capped or watermarked renders. Try your trickiest photo.
- Ask your MLS or REALTOR association about bundled credits. CRMLS announced in January 2025 that its 103,000+ users get 30 free REimagineHome credits a month.
Is virtual staging expensive?
For most listings, no. NAR’s 2026 Member Profile puts the median REALTOR’s 2025 business expenses at $9,530. Five AI-staged photos at our $25 median come to about 0.3% of that. Even $328, the top of our five-photo human range, is under 4%.
It gets expensive with many angles, furnished rooms, renovation work or a premium studio. Whether the spend pays off is a separate question.
Are virtual staging prices going down?
Not at the list-price level. VirtualStaging.com, founded in 2019 as VS24, still charges $24 a photo. Styldod’s small-order price rose from $16 in 2022 to $23. BoxBrownie cut its US price from US$32 to US$24 in 2021 and still charges US$24.
AI leaders’ list prices are flat or up. Virtual Staging AI’s entry plan went from $12 a month in early 2024 to $16 (yearly billing, 6 photos). Raw compute costs cents: Google’s Gemini 3.1 Flash image models charge $0.0336 to $0.101 per image.
Our take: the money above compute pays for accuracy, matched angles and, at some tiers, a person who checks. So we wouldn’t wait for a price drop. See also the history of virtual staging.
Who pays for virtual staging?
No rule decides who covers the cost for virtual staging. The listing agreement sets it, or the agent and seller negotiate.
NAR’s 2025 survey asked about staging in general, not virtual staging. Of sellers’ agents, 26% said it depends. Another 23% personally offer to stage, and 17% said the seller pays before listing. We found no public data on virtual staging alone.
What TINTY costs (we make it)
Our pricing page labels these “Launch pricing · locked in for early users,” so they may change.
- Free: 3 watermarked finished photos once, plus 6 previews per photo (up to 20 a month). No card.
- Plans, billed monthly: Base $9 for 4 photos, Standard $39 for 20, Professional $79 for 50. Yearly billing gives two months free: $1.32 a photo on Professional.
- Listing pack: $29 once for 10 finished photos, valid 12 months ($2.90 each).
- Fine print: previews are free, re-rendering a finished photo uses one, and failed renders are credited back. Up to one month’s unused photos roll over. Your first plan payment or pack has a 30-day money-back guarantee.

Now the limits: output is 2K, about 2,500 px on the long side, while some tools sell 4K. TINTY doesn’t remove furniture, declutter, renovate or do day-to-dusk. How we checked these prices
We read every price on September 30, 2026, from each vendor’s own pages. We didn’t log in, fill in forms, check out or place test orders. A second pass re-read every page that day and recomputed every figure.
Per-photo figures divide a plan or pack price by the photos or credits it includes. The low end is the biggest plan on the best billing period, the high end the smallest monthly plan or pay-as-you-go price.
BoxBrownie prices by region, so we set its location to United States. Stuccco’s site blocks automated checks, so we read it in a regular browser. Pedra’s euro prices use the ECB rate of 1.1355 (September 29, 2026).

How much is virtual staging for real estate agents vs. home sellers?
List prices are the same whoever pays. Agents who list many homes get lower per-photo rates on plans. A seller staging one home usually pays the minimum purchase: a pack, one month or a per-photo order. See who pays above.
Does virtual staging cost money, or can you do it for free?
Past a few free images, yes. Roomagen, StageHQ and TINTY each give 3 watermarked images. Collov and virtualstaging.ai give 2 free stagings, and Pedra 7 credits. VirtualStaging.com and Styldod stage your first photo free.

How much is virtual staging per month?
AI entry plans run $9-$50 a month on monthly billing. Most bigger plans run $35 to $199, and volume tiers go higher. Yearly billing lowers the monthly figure, but you commit for the year. Human services bill per order instead.
What is the typical virtual staging turnaround time?
AI virtual staging takes from under 5 seconds to a few minutes a render, by vendors’ claims. TINTY previews take about 30 seconds. Hybrid services take about 24 hours, or up to 3 business days at Collov. Human services take 24-48 hours, and VirtualStaging.com offers a free 4-8 hour window on weekday orders.
How many revisions do virtual staging services include?
Human services usually include unlimited revisions for a set window: 14 days at Virtual Staging Solutions and Bella, and 15 at VirtualStaging.com. BoxBrownie gives two months, and roOomy includes rework only on its $69 option. AI tools either re-render free or charge a credit per run.
How much does digital staging cost?

Do you have to disclose virtual staging, and does it cost extra?
In practice, yes, and the rules vary by MLS and state. NAR’s Code of Ethics (Article 12) requires REALTORS to present a true picture in ads. California’s AB 723, in force since January 1, 2026, requires a disclosure plus access to the unaltered original. It costs nothing extra, but you’ll publish both versions.
